Muchas comunidades de propietarios se encuentran en la misma situaci\u00f3n: tienen una ITE desfavorable, con deficiencias, y los vecinos tienen dificultades para comenzar con las obras.<\/p>\n<p>Este plan proporciona a la propiedad <strong>una visi\u00f3n global de las necesidades de intervenci\u00f3n del edificio y de sus costes orientativos, hecho que permitir\u00e1 una planificaci\u00f3n de las actuaciones y construir un fondo de reserva espec\u00edfico para afrontar los costes necesarios para la ejecuci\u00f3n de la obra<\/strong>. <strong>La reparaci\u00f3n<\/strong> de las deficiencias detectadas <strong>contribuye a incrementar los est\u00e1ndares de calidad en t\u00e9rminos de seguridad, salubridad, accesibilidad y eficiencia energ\u00e9tica del edificio<\/strong>.<\/p>\n<p>El objetivo principal del PRE es <strong>prever una planificaci\u00f3n para la realizaci\u00f3n de las intervenciones necesarias de rehabilitaci\u00f3n, conservaci\u00f3n y posibles mejoras<\/strong> a realizar en el edificio a partir de la ITE, e <strong>incluye<\/strong>:<\/p>\n<ul>\n<li><strong>Identificaci\u00f3n y datos previos (resultado de la ITE)<\/strong><\/li>\n<\/ul>\n<p>En esta parte se recopila la informaci\u00f3n acerca de: el edificio, el t\u00e9cnico superior del plan de rehabilitaci\u00f3n, los datos de la ITE y el Certificado de Aptitud.<\/p>\n<ul>\n<li><strong>Propuestas y fases de intervenci\u00f3n<\/strong><\/li>\n<\/ul>\n<p>En base a la informaci\u00f3n obtenida tanto a partir del an\u00e1lisis del informe de la ITE como de las visitas realizadas en la finca para la toma datos se determina la propuesta de actuaci\u00f3n para resolver cada una de las deficiencias detectadas.<\/p>\n<p>Una vez se han establecido las necesidades de intervenci\u00f3n (en base al estado de conservaci\u00f3n del edificio) y sus costes orientativos se propone una planificaci\u00f3n de las actuaciones seg\u00fan los criterios de prioridad y posibilidades econ\u00f3micas de la propiedad.<\/p>\n<ul>\n<li><strong>Planificaci\u00f3n financiera<\/strong><\/li>\n<\/ul>\n<p>A partir de la propuesta de actuaci\u00f3n se lleva a cabo una valoraci\u00f3n econ\u00f3mica aproximada del coste de las obras de reparaci\u00f3n que se prev\u00e9n realizar (seg\u00fan una asimilaci\u00f3n a partidas de obra y a precios de referencia establecidos en cuadros de precios oficiales, revistas especializadas y presupuesto de obras similares).<\/p>\n<p>En cualquier caso, el PRE, <strong>es un documento base a partir del cual poder aprobar un Programa de Intervenci\u00f3n valorado, seg\u00fan un proyecto o documentaci\u00f3n t\u00e9cnica espec\u00edfica<\/strong>. El programa deber\u00e1 ser aprobado <strong>por la propiedad y supervisado por el t\u00e9cnico que lo suscribe<\/strong>.<\/p>\n<p>Para la<strong> realizaci\u00f3n de las obras de rehabilitaci\u00f3n<\/strong> es necesaria:<\/p>\n<ul>\n<li>la redacci\u00f3n de un proyecto t\u00e9cnico o documentaci\u00f3n t\u00e9cnica elaborada por un t\u00e9cnico competente<\/li>\n<li>la solicitud de presupuestos<\/li>\n<li>contrataci\u00f3n de un constructor y de los t\u00e9cnicos necesarios para llevar a cabo la direcci\u00f3n de obra y la coordinaci\u00f3n de seguridad y salud<\/li>\n<li>la obtenci\u00f3n del permiso municipal de obras<\/li>\n<\/ul>\n<p>Del \u00e9xito del programa depende <strong>la garant\u00eda\u00a0 de conservaci\u00f3n, mantenimiento y rehabilitaci\u00f3n del edificio y que \u00e9ste precisa, en todo momento, de una relaci\u00f3n fluida entre el t\u00e9cnico y la propiedad del edificio<\/strong>.<\/p>\n<p>En onSedi ofrecemos los servicios t\u00e9cnicos relacionados con el <a href=\"https:\/\/www.desarrollozuk.com\/onsedi\/servicios\/servicios-tecnicos\/plan-de-rehabilitacion\/\"><strong>Plan de Rehabilitaci\u00f3n<\/strong><\/a> acorde a los recursos econ\u00f3micos de la comunidad.
